Pre-Acquisition Surveys

Prior to the purchase (or taking a lease) of a commercial property, we provide a thorough pre-acquisition survey, addressing the property’s present condition and assessing repair needs, as well as identifying risks and liabilities so that future expenditure may be anticipated and managed.

We offer advice across a range of commercial property types, from offices and industrial units to shops and licensed premises.

We undertake a thorough inspection to provide a detailed report. We present a summary of prioritised information setting out likely areas of risk and potential liability.

Schedule of Condition

If the condition of a building requires recording, e.g. when taking a lease, letting a building, or prior to building works, we offer a careful, thorough and well-presented schedule of condition.

Reporting formats can include descriptive text, referenced photography and video, or a combination. These can be stored electronically for accurate future reference.

Dilapidations

Dilapidations advice is a requirement when a lease agreement comes to an end or when a landlord or tenant wishes to enforce lease terms.  We offer dilapidations advice to both landlords and tenants, to assist in navigating this potentially difficult area.

We produce, respond to, or advise on Schedules of Dilapidations and can remain involved in subsequent negotiations between the parties, towards a satisfactory and timely conclusion.

Rebuilding Cost Assessments

As an RICS Registered Valuer, we offer Rebuilding Cost Assessment valuations for the purposes of insurance policies, compliant with relevant RICS guidance, for most conventional building types.
